Purchasing or leasing a property is a major commitment about where you choose to live, work and ultimately spend significant amounts of your time. A Pre-Purchase / Pre-lease inspection allows for a preliminary assessment and evaluation to be undertaken, with the objective being to assist in identifying any potential exposure hazards around and within the building that may have the potential to impede on personal health and wellbeing, based on the scientific research.

This inspection will evaluate and consider:

Any specific concerns or requirements you may have about EMFs.
An onsite assessment. (A Desktop Analysis only is an alternative option for Pre-Purchase / Pre-Lease advice)
External sources of electromagnetic fields and radiofrequencies, such as powerlines, mobile phone towers.
Internal sources of electromagnetic fields and radiofrequencies, such as AC magnetic fields from building wiring and radiofrequencies.
Follow up call.

The onsite assessment involves:

Arranging a suitable time to conduct the assessment with the real estate agent.
Internal and external measurements of AC magnetic fields and radiofrequencies may be taken using specific equipment.
A visual assessment of the property will be conducted to identify potential sources of electromagnetic fields / radiofrequencies.
Allow up to 4 hours to complete the onsite assessment.
Verbal feedback may be provided within 24 hours.
A formal written report will also be provided if requested.

A comprehensive assessment of EMFs in and around your home

A comprehensive assessment of EMFs will include investigating the surrounding area and a visit to your home, the subject site, to identify and quantify with specialist equipment any problematic sources of AC magnetic fields and radiofrequency, and dirty electricity.

The scope of work for a Comprehensive Assessment includes;

A Pre-assessment client questionnaire to be completed and returned to Urban Pulse Consulting 3 days before the onsite assessment.
A desktop review of possible external sources.
An onsite assessment (3-6 hours approx. depending on the home, number of bedrooms/occupants, sources etc).
Executive Summary Letter or Comprehensive Report detailing results, observations and recommendations.
Follow up call.

The onsite assessment includes;

Discussion about the already completed client questionnaire, and any specific concerns/requirements.
Internal and external inspection
Identifying and quantifying AC magnetic fields using tri-axis gauss meter.
Identifying and quantifying radiofrequences using high frequency meters with directional and omnidirectional antennas.
Testing will be carried out with wireless devices switched ON and switched OFF to allow for a differentiation between internal and external sources of radiofrequency.
Identifying sources of dirty electricity

For when you just want to find out about your sources of potential EMF exposure without a site visit and measurements/readings

A Desktop Analysis can be carried out to review your property and surrounding area, looking for potential exposures to EMFs.

With an address and an indicative site plan/floor plan the following can be reviewed/completed without the need for a site visit:

Location of potential external sources of EMFs (Eg. cell phone towers, power stations, high voltage transmission lines, street power lines, smart meters)
Location of potential internal sources of EMFs (Eg. wireless routers, appliances, lighting, office equipment, bluetooth devices)

Doing a desktop analysis WILL NOT provide you with any detailed EMF measurements of exposure, however this information could assist in recognizing where there are potential exposure hazards in your home, and some possible solutions that can be implemented in an attempt to protect you and your family from the hazards of EMFs.
